ENERGY PERFORMANCE CERTIFICATE – EPC

From 1st April 2012 you will need an Energy Performance Certificate (EPC) if you are selling or leasing your property.

An EPC survey is an assessment based on visual inspection, recording and measuring various aspects of a property. On average it takes about an hour, and does not involve drilling holes or disturbing the fabric of a property in any way. Assessors will require access to the loft where possible. The EPC is assessing the ways in which a property uses and loses heat or energy

In general, an EPC Survey records the following aspects of a property:

> Exterior/ interior dimension measurements

> Windows and the type of glazing

> Aspects of the heating system (visual observations)

> Aspects of hot water system (visual observations)

> The boiler and systems controls (visual observations)

> Any secondary heating system

> Presence of any energy saving features/ light bulbs

> Inspection of the loft space and insulation (if accessible)

It is advisable to have any guarantees for any works done to your home available 
for the inspector. You may also bring to the notice of the inspector any information 
about your home's heating system, insulation and refurbishment works that could 
have added extra insulation.

An EPC Survey can only be done by a licensed energy assessor

The Department of Energy & Climate Change (DECC) has now confirmed that from 1st April 2012, homes will require an Energy Performance Certificate (EPC) with a SAP (Standard Assessment Procedure) Rating of D or above (A being the highest - very energy efficient, lower running costs) to qualify for the higher feed-in tariff (FiT) for a solar panel installation.
NOTE: Solar PV can be included towards the D Rating.

SAP Ratings are expressed on a scale of 1 to 100 - the higher the number, the better the rating.

The EPC will be undertaken once a PV Installation Agreement is signed and a deposit taken. Within the following seven days, an accredited EPC Inspector will undertake the survey to produce a draft EPC Rating of your property.
